The hdb resale market should plunge during the recent CB imposed by gahmen. Who will have the mood and money to buy resale hdb flats with a spike in unemployment and coronavirus pandemic? No money, no job, plus loss of freedom ! All will be hiding at home at make more babies liao. Loss of jobs are the main concern. Even the jobs of ft are affected too in the sense of pay cuts and closure of businesses. Maybe the creation of new citizens in SG are prohibited because of the loss of jobs. Those buyers with deep pockets have also reduced greatly with hdb new ruling that the hdb unit will depreciate to zero on the expiry date of lease at 99 year old. Buyers might as well buy new BTOs from hdb than to live out the balance of the 99-year leasehold of old hdb flats. But does SG really need this kind of economic activity in order to indicate its GDP growth? Does our gahmen need to go all out to create more new citizens in order to increase the hdb flats resale market?
