Sime Darby Property’s latest project, Elmina Green Three in the City of Elmina township in Shah Alam, was unveiled via an online preview on June 6, and is currently open for registration.

“Elmina Green Three embodies the improved version of Elmina Green 1. We took cues from the success of Elmina Green 1 [which is 100% sold]. We reflected on how we could best build new homes that are bigger, bolder and better, to meet the needs of multi-generational families and those seeking an upgrade,” said Sime Darby Property chief operating officer (for township development) Datuk Wan Hashimi Albakri in an email.

“The homes in Elmina Green Three come with further improvements to the interior finishing, an extended open layout for even more space and functionality, and signature fittings for a hassle-free move. That, coupled with rich greenery and amenities around the township, [enables] Elmina Green Three homes [to] provide you with what you need to lead a comfortable lifestyle in our township dedicated to wellness,” he added.

Spread over a 34.9-acre tract in City of Elmina in Shah Alam, Elmina Green Three comprises 412 units of two-storey linked homes. Due to be completed in July 2022, it will have two phases — phase EG3A with a gross development value (GDV) of RM170 million and phase EG3B (GDV: RM158 million).

Elmina Green Three will have three layouts for the 4-bedroom-4 en suite bathroom units, which have built-up areas of 2,262 to 2,983 sq ft. The freehold, 20ft by 80ft units will have column-free car porches. Selling prices start from RM709,999 (after rebates and before bumiputera discount).

One of the project’s unique selling points is that the units will come with FittingPlus+ items, including air-conditioning points and piping (without indoor unit), a booster pump, an outdoor water filter, instant water heater and metal grilles. There will also be ground-floor “granny suites” for the elderly that have ample space to fit a king-sized bed and a walk-in wardrobe, along with a pocket sliding door in the ground-floor bathrooms to save space.

The project’s residents will enjoy amenities and easy access to City of Elmina’s 300 acres of landscaped parks, nine-acre infinity lake, 90km jogging and cycling track and 2,700 acres of forest reserve.

Elmina Green Three is accessible via the Guthrie Corridor Expressway, Federal Highway, Kuala Lumpur-Kuala Selangor Expressway and New Klang Valley Expressway. The Damansara-Shah Alam Elevated Expressway, which is under construction, is also expected to significantly shorten commutes to and from Petaling Jaya and Kuala Lumpur.
