July BTO launch to have over 4,600 balance flats, 2 BTO projects with under than 3-year wait

SINGAPORE - Over 4,600 balance flats, including 1,733 units that are completed and ready for home buyers to move in, will be put up for sale in July by the Housing Board.

This is more than the 3,000 Sale of Balance Flats (SBF) units that the authorities had initially committed to, Minister for National Development Chee Hong Tat said in a Facebook post on July 16. He did not reveal the launch date.

The second SBF exercise of the year will take the combined supply of such flats in 2025 to more than 10,000 units, he added.

In February, 5,590 SBF units in varying stages of completion were rolled out. They were oversubscribed, with more than 22,000 applicants for the flats.

SBF exercises were held twice yearly up till 2024, when it was reduced to once a year.

About 5,500 Build-To-Order (BTO) flats will also be launched in Bukit Merah, Bukit Panjang, Clementi, Tampines, Toa Payoh, Sembawang and Wood­lands.

Mr Chee said that of these, 1,400 flats will have shorter waits of less than three years. They are located in the Clementi Emerald project and Bangkit Breeze development in Bukit Panjang.

Two-room flexi and three-, four- and five-room flats, as well as three-generation units, will be offered at the Sembawang Beacon project, which has a wait of three years.

Bounded by Admiralty Link, Admiralty Lane and Canberra Road, the 775-unit project will be near amenities such as a neighbourhood park, Sembawang MRT station and Sembawang Mart, which has a supermarket, foodcourt and shops.

The July launch will also include the first flats in Simei – which HDB classifies as part of Tampines – in more than a decade. The project will have about 380 units of two-room flexi and four- and five-room flats on a plot bounded by Simei Road and Upper Changi Road East.

The second development in the new Woodlands North Coast precinct, a 1,130-unit project, will also be offered.

The new precinct is envisioned as a mixed-use waterfront development and will have a total of 4,000 flats when it is completed. The first project in the precinct, Woodlands North Verge, was launched in February.

Mr Chee said that these launches are part of the authorities’ efforts to provide diverse options to meet housing needs and financial budgets of different home buyers, including those who require a flat urgently.

“We will continue to ensure a strong supply of HDB flats, to support the home ownership aspirations of Singaporeans,” he said.
